By accessing or using the Site, you agree to these Terms of Use (“Terms”). If you do not agree, please do not use the Site.

1) Using Our Site

  • You must be of legal age to form a binding contract in Alberta or use the Site with parental/guardian consent.

  • We may update these Terms or any part of the Site at any time. Continued use after changes means you accept the updated Terms.

  • We operate in Alberta, Canada. The Site is intended for use where our services are legally permitted.

2) Privacy & Cookies

Your use of the Site is also governed by our Privacy Policy. By submitting forms or creating an account, you consent to contact by email, phone, and/or text and to our use of cookies/analytics as described there. You may opt out at any time.

3) Accounts, Alerts & Communications

  • If you create an account or save searches/alerts, you agree to provide accurate information and keep your login secure.

  • By creating an account or submitting contact info, you consent to receive property alerts and marketing messages. Unsubscribe via message footer or by contacting us.

4) Listing / MLS® / IDX Data (Important Notices)

  • Pillar 9™ / CREB® Data. Listing data is supplied by the Pillar 9™ MLS® System and other third-party sources. Data is deemed reliable but is not guaranteed accurate and is subject to change without notice.

  • Permitted Use. You may use listing data only for your personal, non-commercial use to identify properties that may interest you. Copying, scraping, framing, bulk downloading, or redistributing data is prohibited.

  • Trademarks. MLS®, Multiple Listing Service®, and the associated logos are owned by The Canadian Real Estate Association (CREA) and identify the quality of services provided by members of CREA. REALTOR®, REALTORS®, and the REALTOR® logo are controlled by CREA. Used under license.

  • Showcase IDX. Our property search and certain features are powered by Showcase IDX. Data availability, search features, refresh frequency, and mapping are provided by Showcase IDX and the underlying MLS® providers and may change or experience interruptions.

  • Photos & Media. Photos, floor plans, and media remain the property of the copyright holder and may not be reused without permission.

5) Intellectual Property

Except for MLS® data and third-party marks described above, all Site content (text, graphics, logos, layouts, software) is our property or licensed to us and is protected by Canadian and international laws. We grant you a limited, revocable, non-exclusive license to view the Site for personal use only.

6) User Content

If you post, upload, or submit content (e.g., reviews, questions), you grant us a worldwide, royalty-free license to use, reproduce, and display that content to operate and promote the Site. Do not submit unlawful, misleading, or infringing content.

7) Prohibited Uses

You agree not to:

  • violate laws or third-party rights;

  • use bots, scrapers, or data-mining tools;

  • bypass security or access non-public areas;

  • upload malware or harmful code;

  • misrepresent your identity or affiliation;

  • frame/mirror the Site or reuse listing data, photos, or descriptions without permission.

8) Third-Party Services & Links

The Site may link to third-party sites or services (e.g., mapping, mortgage tools, Showcase IDX). We do not control and are not responsible for their content or practices. Their terms and privacy policies apply.

9) No Advice; Estimates & Calculators

Information on the Site (including market reports, valuation tools, and mortgage estimates) is general information only and not legal, financial, or tax advice. Obtain professional advice tailored to your situation.

10) Disclaimer of Warranties

The Site is provided “as is” and “as available.” We disclaim all warranties and conditions, express or implied, including merchantability, fitness for a particular purpose, title, and non-infringement. We do not warrant that the Site will be uninterrupted, secure, or error-free.

11) Limitation of Liability

To the maximum extent permitted by law, we (and our brokerage, suppliers, and licensors) are not liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or for loss of data, profits, goodwill, or opportunities arising from your use of—or inability to use—the Site or its information.

12) Indemnity

You agree to indemnify and hold us, CIR Realty, and our respective agents and licensors harmless from any claims, damages, liabilities, costs, and expenses (including reasonable legal fees) arising from your breach of these Terms or misuse of the Site.

13) Termination

We may suspend or terminate your access to the Site at any time, with or without notice, for any reason, including suspected misuse or breach of these Terms.

14) Governing Law & Venue

These Terms are governed by the laws of the Province of Alberta and the laws of Canada applicable therein. You agree to the exclusive jurisdiction of the courts located in Calgary, Alberta.

15) Accessibility & Equal Housing

We support equal housing opportunity and comply with applicable laws, including the Alberta Human Rights Act. If you have difficulty accessing any part of the Site, please contact us for assistance.
