August 2026: the market went quiet, not down.

Calgary's benchmark price held at $569,800, up $600 from July, and the annual decline narrowed to about one per cent. Last month's dip did not become a trend. What kept falling is activity: sales are down 16 per cent on the year and new listings down 10 per cent, which is why months of supply rose to 3.92 even though inventory is lower than it was last August. I do the neighbourhood homework.

Calgary is a city of hyper-local markets, where the same price can mean very different things two blocks apart. Before we list or offer anywhere in the city, I walk the street, check the recent comparables, and make sure you understand what “this block” actually looks like right now.

Pricing is a spreadsheet, not a guess.

Before we list your home or offer on one, you’ll see recent comparables, sale-to-list ratios, days on market, and my read on where pricing should land, with the data that got me there. No mystery numbers.

I'd rather lose a deal than push you into one.

If the home isn’t right, the timing is off, or you need more time to decide, that’s the right answer and we’ll act on it. A deal that doesn’t serve you isn’t a win.
