I know so many first-time buyers who are waiting to "fix" their credit before they even talk to a lender. Meanwhile, they're paying rent and watching home prices creep up.

Here's the reality: if you're below 680, yes, your interest rate will be a bit higher. We're talking roughly $50/month more for every 0.25% increase on a $400K mortgage.
But here's what I tell my clients - sometimes buying at a slightly higher rate still beats waiting another year or two while paying rent.
